Building Stock in York

York is a historic walled city in North Yorkshire. The low-lying and generally flat topography means the area has been known to flood. York is also situated at the confluence of the River Ouse and Foss, which only adds to the high-water levels during long periods of rain. This means that lots of properties dotted around the city in areas such as Naburn, Fulford, Acaster Malbis are susceptible to damp problems and water ingress.

The housing throughout York differs greatly from affordable terraced housing right through to detached mansions and listed buildings. The older Victorian properties in the York area are more prone to damp problems, condensation issues and general water ingress, compared to the modern build housing.

The older properties that are located close to the banks of the River Ouse and Foss are also at risk of having damp problems and condensation issues.

How to Deal with Damp

The most critical step to take in dealing with damp is to get professional help and advice. This is because, while symptoms can be similar, such as damp patches or damaged plaster, the underlying causes may be different.

Different causes of damp require different solutions.

One of the most effective ways to deal with damp is to install a full damp proof course.

This can mean applying a damp proofing injection, along with removing any rotten timber and damaged plasterwork and wallpaper.

Another solution is to install a damp proof membrane to prevent ground moisture rising up the walls of a property and causing damp.

Other measures include damp proof paint and damp proof plaster.

Damp Treatments

It is important to match the treatment to the type of damp. Damp treatments vary, but each can be highly effective when applied to deal with the root causes of damp in a building.

Applying a damp proof course will create barrier to stop the capillary action of damp rising through walls. This rising damp treatment is a layer that is usually fitted in all masonry walls.

A damp proof membrane, which is laid below a concrete floor, will prevent moisture entering a building.

Damp proofing injections into walls and floors will also prevent rising damp.

Waterproof materials will work to resist moisture, including damp proof plaster and damp proof paint.

FAQ

What Paint Should I Use After Damp Proofing?

Because rising damp treatment requires a degree of aftercare, it is important to only use suitable materials when redecorating.

It is firstly important not to dry damp proofed walls too quickly, or you risk cracking the render coat.

Depending on the wall thickness, damp proofing can take up to 12 months to dry, but you can use some paints to redecorate earlier than this, once all signs of dampness have disappeared.

On no account use paints containing vinyl. This can hamper and prevent the drying out process.

The best paint to use following damp proofing is water permeable, trade emulsion paint.

What Plaster Should I Use After Damp Proofing?

You may not need extensive re-plastering following a rising damp treatment, but moisture and salt may have already damaged some existing plaster, which means certain sections will need replacing after damp proofing walls.

Some types of plaster are more resilient to salts than others. In this regard, A cement-based plaster is better than a gypsum-based plaster.

The new plaster you apply should prevent any residual moisture and salts from masonry affecting new surfaces.

There are two options here: either use a specialist salt and moisture-resistant plaster, or bond plasterboard to the wall, after first priming the wall with a salt-inhibitor. Then apply a fast-drying plaster.
